CORPORATE EXPERIENCE
Exclusive leasing agent for the Golden Springs Business Center in the marketing of a 265 acre business park in Santa Fe Springs. This park can accommodate building sizes from 20,000 SF to 1,000,000 SF and is currently one of the largest developments of its kind in Los Angeles County. In 1999, over 1,000,000 SF of buildings were leased. When completed, this project will include 5,000,000 SF of general purpose industrial buildings and have a value approaching $300,000,000.

Representation of Overton, Moore and Associates and Copley Real Estate Advisors in a 60 year ground lease for 28 acres on Knott Avenue, at Trojan Way in La Mirada, CA. With the completion of this ground lease, the developer constructed a 483,000 SF, general purpose industrial park. Steve has been the Exclusive Leasing Agent for the business park since its inception.

Exclusive Sales Agent for the 43 acre master-planned "The Springs Business Park" in Santa Fe Springs, CA. During the marketing of this project, Steve sold more than 17 industrial buildings (290,000 SF) and 12 finished land parcels (9.8 acres). Steve was the Exclusive Marketing Agent for this park from its inception, and represented many of the buyers who purchased properties in this park.

Lease of a 261,919 SF portion of a larger 524,000 SF warehouse at 11455 Cantu Galleano Ranch Road, Miraloma, CA. This building will be utilized to distribute auto parts for Isuzu Motors America. Lessee: Promax Automotive; Lessor: Catellus Development Corp.

Lease of two concrete tilt-up, general purpose industrial buildings totaling 208,000 SF at 1800 S. Archibald Avenue, and 2620 Francis Street Ontario, CA. Lessee: Hillerich & Bradsby Company, Inc.; Lessor: Majestic Realty.

Sale of a 199,376 SF concrete tilt-up, general purpose industrial building at 15500 Valley View, La Mirada, CA. Buyer: Trammell Crow Company; Seller: E.R. Carpenter Company.

Long term lease of a 196,382 SF portion of a larger 375,000 SF concrete tilt-up warehouse building at 1515 Winston Road, Anaheim, CA. Lessee: Itochu Building Products, Inc.; Lessor: Brunswick Public Charitable Foundation.

Sale of a 162,500 SF concrete tilt-up warehouse building at 14949 Firestone Boulevard, La Mirada, CA. Buyer: Investment Building Group; Seller: Mercedes Benz of North America; 12½ year lease of the same building to a printing company which relocated from the City of Commerce. The lease was executed within 30 days from the sale of the building to the investor/developer. Lessee: Coyle Reproductions, Inc.; Lessor: Investment Building Group

Lease of a 151,217 SF concrete tilt-up, general purpose warehouse and distribution building at 13220 Orden Drive, Santa Fe Springs, CA. This lease was the third consecutive transaction completed in the Southern California area on behalf of this tenant. Lessee: Invacare Corporation; Lessor: Golden Springs Business Center

Negotiation of a build-to-suit, 10 year lease of a 130,459 SF, concrete tilt-up distribution building at 16800 Trojan Way, La Mirada, CA. Lessee: Viking Office Products; Lessor: AEW Capital Management, LLP.

Sale of a 99,583 SF concrete tilt-up, general purpose industrial building at 1555 Vintage Avenue, Ontario, CA. Buyer: Bro-Co Partnership; Seller: Upland Industries.

Sale of a 90,341 SF concrete tilt-up warehouse building at 14420 Bloomfield Avenue, Santa Fe Springs, CA. The Buyer relocated from Central Los Angeles to a modern building offering convenient freeway access, and state-of-the-art amenities. Buyer: Tengue Company; Seller: Davis Developments.
