INSERFINSA is a real estate company, which main property is the Lima´s J.W. Marriott Hotel. In addition, INSERFINSA has other assets such as floors in Class A+ and A office buildings and a land lot located in San Isidro Golf, near Centro Empresarial Real. Colliers International Peru identified the opportunity to develop a new office building – given a vacancy rate under 10% since the last quarter of 2005 and demand for this kind of spaces very strong.
Challenge: To develop an A+ class office building within the most expensive area in Lima (Centro Empresarial Real), fixed sale and lease prices lower than in other similar projects.
To minimize the risk, Colliers International Peru had to get tenants for over 50% of the total available space, as a requirement to start the construction of the project.
