One of the biggest logistic services provider in Prague, Wakestone Logistics, has moved into new warehouse premises in Tuchoměřice near the Prague airport in September 2008.
09/26/2008, Prague, Czech Republic - Previously, the company was occupying warehouses in Karlovarská Business Park. However, the park didn’t meet its expansion requirements due to the fact that all additional spaces have been already rented to other tenants. The company therefore contacted Collies International who would help them find new warehouse facility with good transport connection to the highway system as well as to the airport.
A standalone building totaling 5,400 sq m of warehouse space and 3,400 sq m of offices was the optimal solution for the client. “Wakestone has decided to take up a warehouse space of 3,400 sq m immediately. Moreover, we’ve succeeded to negotiate a right of first refusal to the lease of additional 2,000 sq m. Premises for a long-term expansion are thereby secured for our client”, says Matthias Cruzin, Colliers International industrial broker, who arranged the transaction. The final solution thus offered perfect terms for future expansion of the client.
The flexibility and compliance of Landmark, the landlord of Tuchoměřice, played a significant role in the negotiations. Perfect compatibility of Landmark’s objectives concerning the area use and Wakestone’s plans of future expansion were instrumental in providing the client with the first option on lease of the additional space. The company’s also considering a lease of the offices in order to share them with its business partners.
The Tuchoměřice warehouse area, completed in 2006, is located approximately 6 km northwest of Prague and close to the Prague airport. Perfect transportation terms are secured by R7 express highway connecting Czech Republic and Germany via Prague-Chomutov-Chemnitz. Relatively new warehouse space meets the “Class A” standards, thus providing tenants with required conditions essential for running their businesses.
