Three Bellevue

Three Bellevue Center, a proposed 22 story 472,000 square foot high rise office building in downtown Bellevue, was permitted and ready to break ground. In addition to Three Bellevue Center, two other proposed class A office projects in downtown Bellevue, the 484,000 square foot One Twelfth @ Twelfth and the 300,000 square foot Civica Office Commons were also very close to receiving their permits. The Colliers listing team of Chris Reid and Tim O’Keefe were actively seeking pre–lease tenants and so far had signed one lease for 44,000 square feet (2 fl oors) with Metapath Software and were engaged in negotiations with Regus Business Center to lease an additional 44,000 square feet. The time period was Spring 1998 and the technology boom fueled by the dot com explosion was starting to build. Chris and Tim were convinced that the first completed building would be the most successful and needed to convince Wright Runstad and Company, and their minority partner Equity Office, to break ground with only one lease signed and not the targeted 40% pre-leasing they were looking to achieve.
