	Bellevue Corporate Plaza
	In July of 2004, Bellevue Corporate Plaza had just been sold to HRPT Properties Trust, a 40,000,000 square foot offi ce/industrial real estate investment trust headquartered in Newton, Massachusetts, as part of the Hallwood Commercial Real Estate LLC portfolio sale. The vacancy rate in Bellevue Corporate Plaza was hovering around 25% with over 65,000 square of available space including several larger blocks of over 10,000 square feet that had been vacant for over 12 months in some cases. The previous management team and ownership did not have the best reputation in the market place with brokers and tenants. As new owners of this 262,000 square foot mid-rise Class B offi ce building in downtown Bellevue, HRPT was faced with the challenge of repositioning the building in the market place to effi ciently lease the neglected vacancies and get the building back to a stabilized occupancy level of over 95%.
