Mostly due to the addition of new construction, Greater Edmonton's overall vacancy rose 0.85% from the third quarter of 2008 to land at 3.17% in the fourth quarter. Colliers foresees the prevalence of slightly higher vacancy rates in the Edmonton industrial market until late 2009, when it is anticipated that world markets will begin to stabilize.
