In a strong office market, the absorption rate has kept pace with the new supply coming on line. Although vacancy rates for the CBD, at 21%, and Suburban submarkets, at 19%, are similar, the actual CBD available square footage is 38.1 million – much lower than available Suburban space of 175.3 million square feet. The market’s construction pipeline of 5.6 million square feet is split between Class A and B properties, with no new Class C currently underway.
