2009 proved to be a very challenging business environment for most downtown landlords and sublandlords due to rising vacancy rates and the corresponding downward pressure on rental rates. If there was a bright spot for the year it had to be the fourth quarter, which saw vacancy rates and rental rates remain relatively stable in conjunction with modest positive absorption. The stabilization of energy prices and the return of oil sand’s exploration projects lead to a significant increase in leasing activity throughout the 4th quarter.
