While 2009 was one of the slowest years on record for Portland’s multifamily market, it thankfully ended better than it began. As the New Year unfolds, the economic recovery that is slowly underway will be certain to make this year better than the last. However, 2010 will have its challenges as Portland’s economy remains extremely vulnerable with high unemployment and little near-term job growth potential. For many multifamily investors, 2010 will be a pivotal year as many difficult decisions will have to be made regarding property positioning. Making strategic buy, sell and hold decisions will require an honest and thorough reassessment of both opportunities and risks, especially as the market continues to rapidly shift and evolve.
