With vacancy rates increasing from 7.86 percent last quarter to 9.97 percent at the end of the year, landlords looking ahead in the new year have changed their strategies to reflect the ongoing market adjustments. Not only have rental rates dropped an average of $3.00 per square foot this quarter, landlords are providing more substantial tenant improvement allowances, longer free rent periods, and more enticing lease terms to draw tenants to their properties or retain the ones they have.
