Overall office vacancy in Edmonton increased slightly from 3.76% in the third quarter of 2008 to 4.10% in the fourth quarter. During the fourth quarter, Edmonton's office market experienced positive net absorption of 12,279 square feet.
Edmonton's office sublet market has overcome the historically low levels of the previous three quarters of 2008 and has a current sublease vacancy rate of 4.2%. Colliers expects to see greater growth of available sublet space in the suburban market.
