During Q4 2009, nearly 732,000 SF was given back to the
Puget Sound industrial market with the majority of loss concentrated in
the Kent Valley market. Year-to-date (YTD) the Puget Sound region experienced
2,498,000 SF of negative net absorption with only the Pierce County industrial
market actually absorbing space at 1,604,000 SF. New construction in the
region has come to a standstill as owner-user requirements and speculative
developments have disappeared. Expect little new construction until existing
vacant space is absorbed in the market.
