    Retail markets continue to show healthy growth despite a more sluggish economy and decidedly more downbeat housing market. A combination of modest job creation and above trend wage growth has helped sustain consumer spending at relatively high levels. Retailers have continued to expand and launch new concepts adding to the demand for space and keeping leasing markets robust. Construction remains modest leaving the national vacancy rate just above 7.0%. Rents continue to increase at 3.0% and 4.0% per annum, although certain prime retail strips again registered rental increase well into the double digits. With this positive backdrop, investors have been rewarded with above average returns averaging 10% to 230% for the past several years.
