Overall vacancy rates rose slightly to 11.9%, up from last quarter’s 11.4%. Absorption remains down at 731,586 square feet. As could be expected, the flood of new space and lack of demand has softened the rental rates for both flex and warehouse space. The combined average stood at $4.22 per square foot, down from the previous quarter’s level of $4.26. Although almost 8.8 million square feet of new space hit the market in the first half of 2009, the good news for rent and vacancy stability is that only 2.3 million square feet remained in the pipeline
