Vacancy remained relatively unchanged for Q2. Demand – as measured by net absorption – was negative for the quarter, although new construction completions were minimal.
Second quarter combined industrial / R&D net absorption totaled a negative 89,332 square feet. This brought net absorption to 222,611 square feet for the first half of the year. Since market activity has been relatively flat for the year, vacancy will most likely remain in the 8% to 9% range for the remainder of 2008.
Combined vacancy posted an insignificant increase to 8.5% in Q2 – a mere 0.1% increase over Q1. The industrial and R&D vacancy components stood at 7.1% (no change) and 11.9% (0.5% increase), respectively.
