GTA Summary
- 15 transactions in the first quarter totalled $78 million in sales
volume.
- Dwindling supplies of industrial development land have pushed values
higher in high demand areas such as Brampton, Mississauga and Vaughan.
- Serviced land has typically sold for between $550,000 and $625,000
per acre in high demand areas and between
$350,000 and $450,000 per acre for unserviced sites.
- Emerging markets such as Bolton and Milton see serviced land sale
prices range from $350,000 to $525,000 per acre and unserviced sites between
$100,000 and $350,000 per acre.
- Values have also increased due to: the limitation on developable
lands imposed by the Green Belt Act, increased domestic and international
demand, the current capitalization and interest rate environment.
- Giffels’ purchase of 80 acres on Airport Road in Brampton for
$30 million accounted for 38% of total volume.
